Real estate investment has been, and will continue to be the vehicle of choice to build wealth safely. In today's market, with foreclosure in the news, at least three times dailey, Real estate investment, now represents an opportunity to build wealth quickly.
You must know your market though! Just because you can buy a foreclosure for penny's on the dollar, doesn't necessarily represent a 'safe' investment.
Done with care, and planning, foreclosure real estate investments can yield huge returns that are not normally achievable through other types of investments.

You must realize however, depending on where you are in the country, the holding time may vary, before your investment matures to an acceptable return on your investment.
The real estate market is driven by what a buyer is willing to pay, and considers a 'Value'. Real estate markets are generally insulated local markets. A drop in home values in one location does not generally affect property values in another location. If you can have geographically diversified real estate holdings, the more protected your investment is against localized and temporary deflation of property values.
Learn your market well. You must know your average holding time. Holding a property for four moths versus eighteen months, makes a big difference in your yield. Find a competent Realtor, that can give you solid information on market condition, market trend, and where your property will fit competitively.
Don't get greedy. Plan your 'Quick Sale' strategy. If your market inventory is saturated, and you can hit the market at 5% to 10% below your competition - do it!
The key to your strategy must be to get in and get out quickly. The Foreclosure Real Estate market is like a moving 'Crapp Game', The price of poker can change quickly. There is plenty of opportunity out there. Move on to the next one, and the next one, an son on.
Lenders are wheeling and dealing. They need to reduce REO (Real Estate Owned). They can't make new loans, if they have all of their money tied up in REO! They are much more negotiable than they have been in the past.
I have seen lenders drop in price as much as 50% over a 90 day time frame, then negotiate down from there. Local banks are much less likely to negotiate, than national lenders. Don't hold your breath, waiting for them to move!
Get your finances in order. Get pre-approved to buy. Have your letter of credit in hand. Most lenders,wont even consider your offer, unless you are in position to close! You must be prepared to move fast, when the opportunity presents itself.

The tax advantages of real estate holdings are fantastic! Factoring in depreciation for almost 30 years, and deducting interest payments during the loan term basically gives real estate owners a generation's worth of additional tax breaks!

As an investor, you can choose to increase the value of your property by updating and improving the property, to an even higher value. This is not the case for other types of investment. You can't improve a 'Stock' - you simply ride it.
Best of all, you can purchase a property for 50 to 70 percent of it's market value while at the same time benefit from the national appreciation average of 5% increase of property values. Try doing that with a stock investment.
